Regina Real Estate: What’s Really Happening with Prices in May 2026
If you’ve been watching the Regina housing market, you’ve probably noticed the headlines about rising prices. The average sale price in May hit $393,071, and the market has been building momentum all spring, with 352 homes sold compared to 347 in April and 312 in March.
But the real story is in the details.
More than half of everything listed, sold
In May alone, 553 new homes came onto the market in Regina, and 352 of them sold in the same month. That’s a strong signal of how active buyers have been this spring.
A large share of that activity, about 72% of all sales, happened in the $250,000 to $600,000 range, with the $300,000 to $400,000 range being the most popular price point by a wide margin.

The pricing story isn’t what it looks like on the surface
Here’s where it gets interesting. If you look at Regina’s overall numbers, the average home sold for about $5,800 under its original list price. On the surface, that looks like a buyer-friendly market.
But when you break it down by price range, a different picture emerges. Homes priced between $300,000 and $500,000 are consistently selling over asking, in some bands by $10,000 to $14,000. It’s the luxury end of the market, particularly homes over $1 million, pulling the overall average down and masking what’s actually happening where most buyers are shopping.
The market is moving fast
Homes are also selling quickly. The average days on market in May was 26, down from 46 back in January. That’s nearly half the time to sell compared to the start of the year. And remember, that number runs all the way through to closing, so in the most active price ranges, the actual decision to buy is happening even faster than that.
Inventory is still tight
Right now there’s about 2 months of supply in Regina. A balanced market typically sits at 4 to 6 months, so we’re still well below that. If you’ve been waiting for things to cool off, this is where we are.
What this means for you
If you’re shopping in that $300,000 to $400,000 range, expect competition. Well-maintained, move-in ready homes are attracting multiple offers, and knowing when to move quickly versus when to walk away can make a real difference.
That said, not every home in this market is going over asking or flying off the shelf. There are still solid opportunities out there if you know where to look.
